Repair Request Lists let buyers and their agents build a repair request straight from your inspection report, instead of copying findings into a separate document by hand. The more your clients and their agents know it's there, the more likely they are to use it, which means less manual back and forth for everyone once negotiations start. See Repair Request Lists (Beta) for how the feature works.
Here are two ways to get more people using it: updating the message that goes out when results are ready, and sending a one time announcement to your agent contacts through Mailchimp.
Update your Results Available message
Your Results Available message is the first thing most clients and agents see once a report is ready, which makes it the best place to mention repair requests. If you haven't customized this message yet, go to Messaging in your settings and look for Results Available under Sharing.
A default message might read something like this:
Hi {{recipient.first_name}}
Here are the results from our inspection of {{job.inspection_address}}.
{{pickup_results_button}}
It's been great working with you and wish you the best in your new home. Please reply to this email or call our offices with any questions.
Thank you,
Consider updating it to mention the feature, and to work for everyone who receives it (this message often goes to buyer's and seller's agents too, not just the client):
Hi {{recipient.first_name}},
Here are the results from our inspection of {{job.inspection_address}}.
{{pickup_results_button}}
If anything in the report needs attention before closing, you can build a repair request list right from the portal. Just flag the items you'd like repaired, replaced, or credited, and share it directly with the other side in a couple of clicks.
Please reply to this email or call our offices with any questions.
Thank you,
See About Messaging for how to edit your message templates.
Announce it to your agent contacts with Mailchimp
If you use the Mailchimp Integration to build an audience from your buyer's agent contacts, a short announcement is an easy way to get the word out to the agents who already send you referrals.
Sample email to buyer's agents: introducing the feature
Subject: You can now build repair requests straight from our inspection reports
Hi {{FNAME}},
Quick update: your buyers can now build a repair request list directly from their inspection report, no more copying findings into a separate document by hand.
Once results are shared, they (or you, on their behalf) can open the client portal and flag anything that needs repair, replacement, or a credit. There's also a Request Repair on All Items option that flags everything at once, so the whole list can be built in seconds instead of going through each finding one by one, then fine tuned from there if needed.
When it's ready, share the finished list with the listing agent in a couple of clicks. Nothing gets added unless it's specifically flagged.
If you're working with one of my clients on an upcoming inspection, look for the Create Repair Request button in their portal once the report is ready.

Sample email to buyer's agents: a quick reminder
Subject: A faster way to handle repair negotiations
Hi {{FNAME}},
Quick reminder: your buyers can build repair requests straight from their inspection report now, no PDF markup, no separate spreadsheet to keep track of.
They can flag items one by one, or use Request Repair on All Items to select everything in a couple of clicks and adjust from there. Either way, the finished list is ready to share in minutes.
If you haven't seen it in action yet, ask your next client to try it on their upcoming inspection, or reach out and I'll walk you through it.
Talk soon,
Use whichever one fits your voice, or send both as separate campaigns spaced a few weeks apart. Either way, swap in your own sign off before sending.
