Note: Repair Request Lists are currently in beta and only available to beta testers.
When a buyer's inspection turns up issues, the next step is usually a repair request - a list of what needs fixing, replacing, or credited before closing. Normally that means the buyer's agent manually copying findings out of the PDF report into a separate document. Repair Request Lists skip that step: buyers and their agents can build a repair request straight from the inspection report, inside your client portal, in a few clicks.
Who can use it
Anyone with permission to view reports in the client portal - typically the buyer/client and the buyer's agent - can create and edit a repair request. There's no separate permission for this; if they can see the report, they can build a repair request from it.
Turning it on
- Go to Client Portal settings.
- Find the Repair Requests card.
- Toggle Allow New Repair Requests on.
A couple of things worth knowing about this setting:
- It's an all-or-nothing, account-wide switch. There's no way to enable it for one job or one service and not another - it's either on for every job's portal or off for all of them.
- Turning it off only stops new repair requests from being started. Any repair request list that already exists stays visible in the portal and can still be opened, edited, downloaded, or shared - it just won't offer the option to create a new one.
How it works
1. Starting a request
Once the setting is on, anyone with report access will see a Create Repair Request button in the client portal (bottom right, below the Attachments section). Clicking it creates a new, blank repair request list for that job and opens the builder.
2. Building the list
The builder automatically pulls in every comment from every report attached to the job - so if a job has both a home inspection and a separate report (like a termite or radon report), all of it shows up in one place, organized by section (Site, Exterior, Electrical, Plumbing, etc.).
From here, the person building the list can:
- Use Request Repair on All Items to bulk-flag everything as a repair request at once, or
- Go item by item and choose Repair, Replace, or Credit (which requires entering a dollar amount) for each finding, with an optional note to the seller on any item.
Not every comment needs to be included - items left untouched simply don't go on the list. Clicking the X on an item resets it back to unanswered, even if it was previously included as part of a bulk selection. So bulk-selecting everything and then fine-tuning a few items afterward works fine - nothing is locked in until they move on.
There's also a Message to the seller field at the top with an editable default message, and a running count of unanswered items so they know what's left to review.
3. Preview and share
Clicking Next: Preview shows a Repair Requests Preview - essentially a read-only "recipient view" of exactly what will be shared, including a summary line (for example, "$650.00 credit, 4 repair, 1 replacement") and each item with its requested action.
From the preview screen, they can:
- Click Share to send it to someone by name and email. Tap Inspect emails that person a link, which stays active for 6 months.
- Click Download PDF of Request List to get a PDF copy directly - available to both the person who built it and anyone it's shared with.
After it's created
A repair request list - whether it's been shared yet or not - stays attached to the job and shows up in the client portal going forward. Anyone with access to that portal (buyer, buyer's agent, etc.) can reopen it, keep editing it, download the PDF, or share it with someone new at any point. It's not a one-time snapshot; it's a living list tied to the job.
Try it yourself first
Before your clients or agents start using repair requests, it's worth walking through the process yourself so you know exactly what they'll see and can answer questions when they come up.
- Share a new sample job with a sample client and agent and a complete report, or use the sample job you already have set up for your website (see Create and Share a Sample Report for Your Website).
- Open the Results Available message that was sent to the client and/or agent, and tap View Inspection Results to open the client portal.
- In the client portal, tap Create Repair Request to build a repair request list, review it, then share it to yourself using your personal email address.
- Open the invitation email you receive from Tap Inspect, and from the shared repair request page, Download PDF of Repair Request to see exactly what a client or agent would get.
Good to know
- No per-job or per-service control - it's on or off for your whole account.
- The setting only controls whether new lists can be started; it doesn't affect existing lists.
