When your inspection turns up issues, the next step is usually a repair request: a list of what you'd like the seller to fix, replace, or give a credit for before closing. The repair request list lets you build that list right from your inspection report, in your client portal, in a few clicks. No copying findings out of a PDF.
This guide is for inspection clients and real estate agents whose inspector uses Tap Inspect.
Who can use it
Anyone who can view the inspection report in the client portal can build a repair request list. That's usually the buyer and the buyer's agent. There's nothing extra to sign up for.
The feature is only available if your inspector offers it. If you don't see a Create Repair Request button in your portal, ask your inspector.
Step 1: Start a repair request
Open your client portal and scroll to the bottom, below Attachments. Click Create Repair Request. This opens a new, blank list for your inspection.
Step 2: Choose what to ask for
The list automatically pulls in every finding from your report summary, grouped by section like Exterior, Electrical, and Plumbing. If your inspection has more than one report, like a home inspection and a radon report, everything shows up in one place.
For each finding you want to include, choose:
- Repair: ask the seller to fix it.
- Replace: ask the seller to replace it.
- Credit: ask for money off instead. Enter a dollar amount.
You can add a note to the seller on any item.
You don't have to include everything. Items you leave alone stay off the list. A counter at the top shows how many items you haven't decided on yet.
Want to include almost everything? Click Request Repair on All Items to mark every finding as a repair at once. Then adjust the ones you want to change. Click the X on any item to take it off the list.
At the top, there's a Message to the seller with some default wording. Edit it however you like.
Step 3: Preview your list
Click Next: Preview to see exactly what the other side will see. The preview shows a summary at the top, like "$650.00 credit, 4 repair, 1 replacement," followed by each item and what you're asking for.
Need to change something? Go back and edit before you share.
Step 4: Share or download
From the preview, you can:
- Share it. Click Share and enter the person's name and email. They'll get an email with a link to view the list. The link stays active for 6 months.
- Download a PDF. Click Download PDF of Request List to save, print, or attach it to your paperwork.
Anyone you share it with can also download the PDF.

Making changes later
Your repair request list stays in your client portal after you create it, whether you've shared it or not. You can reopen it any time to edit, download a fresh PDF, or share it with someone new. It's a living list, not a one-time snapshot. Each inspection has one repair request list. It can't be deleted, but you can change it as often as you need.
For real estate agents
The repair request list is built to save you the copy-and-paste step. A few tips:
- You and your client work on the same list. Anyone with access to the portal can open and edit it. Agree on who's making changes so you don't overwrite each other's choices.
- Build a draft, then review it with your client. Mark everything with Request Repair on All Items, adjust the items, and walk through the preview together before sharing.
- Share it with the listing agent, or download the PDF. Use Share to email a link, or download the PDF and attach it to your repair addendum or other paperwork.
- Things change during negotiations. Reopen the list and update it. Anyone you've shared it with sees the latest version from their link. PDFs already downloaded don't update, so send a fresh one if someone's working from a PDF.
Common questions
I don't see a Create Repair Request button.
Either your report hasn't been shared yet, or your inspector doesn't offer repair request lists. Check with your inspector.
Does the seller get my list automatically?
No. Nothing is sent until you click Share and enter someone's email. You decide who sees it.
Can I edit the list after I've shared it?
Yes. Reopen it from your portal and make your changes. Anyone you've shared it with sees the latest version when they open their link. PDFs that were already downloaded don't update, so download a fresh one if you need it.
Do I have to include every finding?
No. Only items you mark as Repair, Replace, or Credit go on the list.
Can I delete my list or start a new one?
No. Each inspection has one repair request list, and it can't be deleted. You can edit it as much as you like, including removing items with the X.
How long does a shared link work?
Shared links stay active for 6 months.
Is my inspector involved in the repair request?
Not in the negotiation. Your inspector provides the report. The repair request is between you, your agent, and the seller's side. If you have questions about a finding, contact your inspector.
