Your inspector uses Tap Inspect to let you request an inspection online, any time, without a phone call. You pick the inspection, choose an open time, and enter a few details. Your inspector then reviews the request and confirms it.
This guide is for inspection clients and real estate agents booking through an inspector's online scheduler.
Good to know: Booking online sends a request. Your appointment isn't final until your inspector confirms it. You'll get an email when that happens.
How to book an inspection
Start by opening your inspector's booking link. It may be on their website, in an email or text, or on their Google Business Profile. The scheduler walks you through six short steps, shown across the top of the page.
Step 1: Choose your services
Click the main inspection you need, such as a residential home inspection. If your inspector offers add-ons like radon testing, they're listed below under Add-On Services. Click any you want. Selected services turn blue with a checkmark. Read the short description on each card if you're not sure which fits. Then click Next.
Step 2: Enter the property information
Enter the street, city, state, and postal code. These are required. Your inspector may also ask for details like square footage. Filling these in gives you the most accurate price. Click Next.
Step 3: Pick a date and time
Days with a dot underneath have openings. Click a day, then pick a time on the right and click Confirm. Only times your inspector is actually free are shown, and all times are in the inspector's time zone.
If you do not see an opening that works, contact the inspector directly. They still may be able to fit you in.
Step 4: Add contact information
Enter the client's name, email, and phone. The client's name and email are required. If a real estate agent is involved, add their details in the Agent section. Double-check the client's email, since that's where confirmations and next steps go. Adding a phone number lets the inspector send appointment texts, like reminders. Click Next.
Step 5: Review and confirm
Check the address, date, services, and contact details. Click Change next to any section to fix it. You'll also see the Estimated Total Price here.
Use Anything else you'd like us to know? to leave a note for your inspector, like gate codes or questions. When everything looks right, click Confirm.
Step 6: Your request is submitted
The summary page shows your request details, what happens next, and your inspector's phone and email. Click Print This Page to print it or save it as a PDF.

What happens after you book
Your time slot is held for you right away, so no one else can book it while your inspector reviews the request.
- Your inspector reviews the request. They check the address, services, and time. If something needs to change, they'll contact you before confirming.
- Your inspector confirms. You'll get a confirmation email with the appointment details.
- You get next steps by email. Depending on how your inspector works, this may include an inspection agreement to sign, an invoice to pay, and reminders before the appointment.
Keep an eye on your inbox (and spam folder) for these messages. Signing the agreement and paying ahead of time, if requested, helps the day of the inspection go smoothly.
For real estate agents booking for a client
You can book on your client's behalf using the same link. A few tips:
- Put your client's info in the client fields and yours in the agent fields. Agent fields are optional, but adding yours keeps you in the loop. Agreements, invoices, and the report usually go to the client, so their correct email matters most.
- Check the property details carefully. Address and size can affect the price, which services fit, and how long the inspection takes.
- Coordinate the time with your client before you submit, so the inspector isn't confirming a slot that doesn't work for them.
- Not seeing a time that works? Contact the inspector directly. The online scheduler only shows open slots, and they may be able to make room.
Common questions
Is my inspection booked as soon as I submit?
Not quite. Your time is held, but your inspector still needs to confirm it. You won't get an email when you submit, only once they confirm. Print or save the confirmation page if you'd like a record in the meantime.
I don't see any open times. What should I do?
Your inspector may be fully booked for those dates. Try a later week, or contact the inspector directly.
Which inspection should I choose?
Read the description under each option. If you're still unsure, pick the closest match. Your inspector reviews every request and will reach out if something should change.
Is the price I see final?
It's an estimate based on the property details you entered. Your inspector reviews it before confirming and will let you know if anything changes.
How do I change or cancel my appointment?
Contact your inspector directly. Their phone and email are on the summary page after you submit, and in your confirmation email.
I didn't get a confirmation email.
Emails only go out after your inspector confirms, so they may not have confirmed yet. Also check your spam or promotions folder, and make sure your email address was entered correctly. Reach out to your inspector to check.
Who do I contact with questions?
Your inspector. Tap Inspect provides the booking software, but your inspector manages their own schedule, pricing, and appointments.
