The client portal is a private web page for your inspection. It's where you sign your inspection agreement, pay your invoice, and view your inspection report once it's ready. Each inspection has its own portal.
This guide is for inspection clients and real estate agents whose inspector uses Tap Inspect.
Getting into your portal
There's no account to create and no password to remember. Your inspector emails you a secure link that's unique to you.
- After your inspection is confirmed, you'll get a confirmation email with a button to open your portal. Your portal shows the inspection address and date right away, even before your report is ready.
- When your report is ready, you'll get another email with a link to view your results.
The portal works on a phone, tablet, or computer. If you can't find the email, check your spam folder or ask your inspector to resend it.
Keep your link to yourself. It opens your portal without a login. Please don't forward it. Your agent gets their own link.
Step 1: Sign your agreement and pay
When you open your portal, you may see buttons to sign the inspection agreement and pay the invoice. These only appear for people your inspector has allowed to sign and pay. That's usually the client, but it can be an agent. Not sure if it's you? Check with your inspector.
Your inspector needs these done before they can share your report. If they're not done when the report is ready, you'll see the same sign-and-pay screen instead of your results. Once you finish, the full portal opens.
It's best to take care of these before inspection day.
Step 2: Find your way around the portal
Once your agreement is signed (and your invoice paid, if required), you'll see the full portal. It has three parts.
Your inspector's info and welcome message
At the top, you'll see your inspector's logo, phone, and email, plus a welcome message from them. This is the easiest place to find their contact info if you have questions.
Your reports
Each report for your inspection appears as its own link, like "Home Inspection Report" or "Radon Report." Tap one to open it. Reports only show up after your inspector has finished and shared them.
Attachments
At the bottom is a list of documents for your inspection. This usually includes your signed agreement and your invoice or receipt. Your inspector may also add other files, like a radon summary or a guide to your home. Tap any one to open it.
Step 3: View your report
Tap a report to open it in your browser. You can scroll through it, view photos, and jump to sections.
Want a copy to save, print, or send? Scroll to the bottom of the section list and tap Download Report. Then choose Download Full Report or Download Report Summary Only. The PDF downloads like any other file.
If your inspector offers it, you can also build a repair request list from the report's findings to share during negotiations. See Creating a Repair Request List for how it works.
For real estate agents
You get your own portal link, separate from your client's. Your link shows what your inspector has chosen to share with agents.
- You may not see the report right away. If your client hasn't signed the agreement or paid the invoice yet, you'll see a message saying so instead of the results. Once your client finishes, your link opens the full portal. No new link needed.
- Signing and paying is usually up to your client. If your inspector has given you permission, you'll see sign and pay buttons on your link. If not, a quick nudge to your client usually gets things moving. Not sure? Check with your inspector.
- Build a repair request list, if your inspector offers it. Anyone who can view the results can use it, including you. See Creating a Repair Request List for how it works.
Common questions
I can't find my portal link.
Search your inbox for your inspector's company name, and check your spam or promotions folder. Still nothing? Ask your inspector to resend it.
I opened my portal but can't see my report.
Either the report isn't finished yet, or the agreement or invoice still needs your attention. If you see a sign-and-pay screen, complete it and the report will appear. If not, your inspector may still be writing it. You'll get an email when it's ready.
My link says the portal is no longer available.
This happens if the inspection was canceled or your access has expired. If you still need your report, contact your inspector.
Do I need to create an account or password?
No. Your secure link is all you need.
Can I download or print my report?
Yes. Open the report, scroll to the bottom of the section list, and tap Download Report. You can download the full report or just the summary as a PDF.
I don't see a button to sign or pay.
Only people your inspector has allowed to sign and pay will see those buttons. Usually that's the client. If you think you should see them, check with your inspector.
Can I reschedule or cancel from the portal?
No. To change or cancel your appointment, contact your inspector directly. Their phone and email are at the top of your portal.
Who do I contact with questions about my report or invoice?
Your inspector. Their phone and email are at the top of your portal. Tap Inspect provides the software, but your inspector manages your inspection, report, and billing.
