It is not uncommon for a home inspector to be called back to verify that the homebuyer's requested repairs have been completed and to provide a report of your findings. This service is commonly called a "Re-Inspection" or a "Compliance Inspection."
Create Your Re-Inspection Template
As a best practice, you want to create a new Re-Inspection template in your account that is based on our default Blank Inspection template. This template does not have any sections or items. It is designed to let you add comments to the View All Comments screen as needed
Open the Re-Inspection template and go into the Report Options. Tap Report Title Page Options and change the Printed Report Title to "Re-Inspection Report." This will make sure that these reports are easily identified and distinguishable from the home inspection report in the client portal.
Create Your Re-Inspection Service
If you are using Autopilot your are ready to Add a New Service to Your Account for your re-inspections. Select the Re-Inspection template you just created and add your Re-Inspection agreement and pricing.
Add a Re-Inspection to a Job
When you are hired for a re-inspection you just need to open the original job and add a re-inspection.
If you are using Autopilot you want to Reschedule the job. Tap Add Service, select Re-Inspection and tap Save Changes. Autopilot will take care of creating the Re-Inspection report, updating the invoice and notifying the client that they owe the additional fee and to sign the new agreement if applicable.
If you are not using Autopiloy you will need to manually Add a New Report to a Job by selecting your Re-Inspection template.
Record Your Re-Inspection Observations
Now that you have another blank report in your job open the View All Report Comments screen of the Re-Inspection and add a new comment for each issue the client requested be repaired.
Be sure to record what you observed and include a photo or two along with any new recommendations. Any of the issues that need more attention should be included on the Report Summary.
Share the Results of the Re-Inspection
Once you are finished, you share the updated results just like any other job. The client and agents will receive notice that the job has been updated.
When they visit the Client Portal they will be required to sign any new agreements and pay any additional fees for the re-inspection.
Other Options
This is the cleanest option and makes it easy for you and your clients to see all the reports for this job in a single place. But there are a few other ways you can use Tap Inspect for your re-inspections. Each has its pros and cons.
Option 2: Create a new Job with a Re-Inspection Report
This option creates a new job with a new inspection date and keeps the original report intact. It can be harder to complete the actual re-inspection and cause some confusion later if you can not find or remember the two jobs are related.
You will create a new job for your client at the property inspection address on the date and time of the re-inspection and add your Re-Inspection Service or report.
As a best practice, you will also want to add a Note to the original job saying a re-inspection was done with the date and time. Also, add a note to the re-inspection job pointing back to the original inspection date and time.
When doing the re-inspection, it is a bit tougher to review the original home inspection report unless you have it open in a web browser.
Option 3: Update the Original Job and Report
This option may be the quickest and easiest, but it can also cause the most confusion when you need to reference your inspection results later.
As a best practice, you will add a new comment stating that a reinspection was performed on a certain date and time and that the reinspection notes were added to the report.
Then, you go through the report and re-inspect each comment that was requested to be repaired. If the issue has been repaired, the comment type can be changed so it is no longer on the summary. The comment is updated with a note of the reinspection date and time and what was observed, along with a photo or two.
If an issue has not been acceptably repaired, the comment type is left alone so that it will stay in the report summary. The comment is updated with a note of the reinspection date and time and what was observed, along with a photo or two.
When the re-inspection is complete, you can share the updated results. The report summary will no longer include the repaired issues, but it will still include issues that require attention.
