Every home inspector needs to have a sample report on their website for prospective clients to review. Your sample report may be the main reason someone hires you, but not having one will certainly give the edge to your competition that does have a sample report.
You or your web developer need a sample report and a link to that report you will share from your website.
This short guide will walk you through the steps to create your sample job in Tap Inspect and show you several ways to get a link you can share with others.
Before Your Start
You will want to have an existing job as a starting point for your sample report. Once you've located it, make a note of the address and save the cover photo. This will make it simple to add the cover photo to your sample job later and to copy the report.
Schedule a New Sample Job
The first step in getting a sample together is to schedule a new job. No one wants to look at a sample report that is 5 years old, so start with a new job.
You can use a made-up or a real address. But using something like 123 Example St as the Inspection Address will make it clear that this is a sample.
Add a new client and use any name you like.. You are welcome to use Demo Dan as your client like we do here at Tap Inspect. Your client will need an email address so you can share the results later, so just use your own.
As a best practice, you will also want to add a Note that reminds you that this is your sample job.
For the cover photo of the sample job, you can use the cover photo of the inspiration report or any other home.
Copy a Report from Another Job to Your Sample
Rather than creating a whole new report from scratch, you can just copy a report you've already done into this sample job.
You are welcome to make some changes and polish up the report.
Share the Results and Get the Link
Once you've got your report, you can share the results. This step works well from your web account, so you can see all your Messages and also get to the PDF reports if you so choose.
This will send an invitation email to the client that has a link to the client portal. You can also view the invitation email from the Messages feed on the Schedule tab of the job in your web account.
Which Experience to Share
Most modern real estate professionals and buyers are mobile focused. That means they do much of their day-to-day communication via texting or on their phones. Deciding which experience to share needs to take that into consideration. Each has its advantages and disadvantages.
We will start with the full client portal experience and drill down to the PDF option.
Full Client Portal Experience
Tap the View Inspection Results in the invitation email to open the client portal for the job. This will give your prospective clients and agents the full picture of what to expect. Be sure you have signed the inspection agreement and recorded payment of the invoice.
Copy the web address from your browser to send to your web developer or add it to your website.
Web Report Experience
Another option is to only showcase the web report as the sample report rather than the full client portal. Tap Inspection Report in the client portal to open the web report.

Full Report or Report Summary PDF
PDF reports are very hard to read on smartphones, so that is likely not the best experience you want to put forward. The client portal and the web report are optimized for viewing on mobile devices like smartphones.
Remember that the prospective client and agent have the ability to download a PDF of your sample report from the web report themself. Strongly consider if the PDF option is the best experience you want to promote.
If you do choose to go with the Full Report or Report Summary PDF option, you will need to download the PDFs from the report and forward them to your web developer.
